• Westpac Plaza Management, Sydney, CBD identified the opportunity to further capitalize on the retail opportunities within the plaza located on prime real estate in George Street, Sydney.
  
• This was to be done through development of additional retail space and the enhancement of the combined retail and retail food offer.
  

What Needed To Be Done

• Short and long term strategic decisions needed to be made about the ideal food mix.
  
• Customer research was recommended to define the needs of the various target markets and user groups.
  
  

What FCA was asked to do

• Provide an overview of current status of food court operators.
  
• Provide feedback on issues impacting on food court's ability to maximize sales.
  
• Provide recommendations as to which retailers should remain.
  
• Provide suggestions on new mix, including addition of 6 new operators.
  
• Provide comment on proposed food court design.
  
  

What FCA did

• Audited food court operators and usages.
  
• Met with and reviewed current operator's businesses.
  
• Recommended new retail mix, using a Menu Matrix to identify opportunities.
  
• Developed menus for all operators to maximize trading opportunities.
  
• Reviewed food court design and individual outlet designs.
  
• Met all operators prior to re-opening to maximize merchandising opportunities.
  
• Introduced Best Practice Standards to ensure new standards were maintained.
  
• Assisted in the improved capitalisation of prime retail property.
